PROPERTY TAX IMPACT

The School Board and administration have a history of respecting the needs of our property taxpayers. Our levy rate has remained steady, with the current rate of $12.26 per $1,000 of taxable property value sitting below the state average of $13.84 and well behind the high of $19.25.

More evidence of fiscal responsibility is the manner with which the board handled $7.42 million worth of general obligation bonds that were issued in 2007. The bonds initially had an interest rate of 4%, but the board refinanced with rates ranging from 0.60% to 2.20% in subsequent years, saving property taxpayers more than $434,000 in interest charges.

If ECSD receives the needed approval from its voters to move forward with the construction of a new elementary school, the estimated tax impact from the project would be $2.54 per year on $1,000 of taxable property value.

For a home with an assessed value of $150,000, this would result in an increase of $13.69 per month (or $164.30 annually). For a commercial property with an assessed value of $350,000, the tax impact would be $66.70 per month, which equates to $800.36 per year.

For agricultural property in Palo Alto County based upon the average assessed value of $1,749 per acre, the annual tax impact would equate to $3.19 per acre.

Calculating the tax impact can be a little complicated due to the state rollback and Homestead Credit. Below is a five-step process to provide some clarification:
